Římská 20 is a modern project, where we are not afraid to use progressive design that is tastefully implemented in historical buildings in the center of Prague.

The first payment of 20 % of the purchasing price, must be paid within 5 working days from signing the Pre-purchase contract (this amount becomes a part of the final purchase price).
After the official unit approval has been made by the building authority, a down payment of 30% of the purchasing price must be made to the seller’s bank account within 7 working days.
Once the official approval of the unit has been made by the building authority, the remaining amount of 50% of the purchasing price must be paid to the escrow account.
After presenting the original statement from the cadaster of real estate where the buyer is declared the new owner of the property the final amount will be released from the escrow’s account to the seller’s account.
Our goal is to build on the history of the house while using new technologies and timeless design.
All apartments will have underfloor heating with the possibility of individual regulation in each living space.
The completed standards will be of the highest quality - bathrooms with Laufen, Gröhe fixtures and large-format cladding, wooden oak floors suitable for underfloor heating.
Hidden interior doors with a height of 220 cm, new windows with insulating glass, and a complete reconstruction of common areas including: a new elevator and terazzo.
Additionally, there are 3 newly built front gardens, 6 terraces and one garage for 15 cars.
In the basement, there will be cellar compartments ranging in size from 5 sq.m. to 17 sq.m.. This will be an essential storage space for small apartments.
The building offers a diverse and interesting history. Constructor J. Troníček built the 3 story neo-renaissance house in 1874 for residential purpose; and, at the end of twenties, constructor Ing. B. Hollman added two more floors and the building was recreated for functional style.
During the period of the 1st republic, the building was used as a department store. Then, the building was transformed into a sales department, warehouse stock and administrative offices for a company called Mototechna. At the turn of the nineties, the building was bought by a company named Vared and the building was completely renovated and transformed into office space.
Our goal is to return the building to its original residential purpose by using modern technologies to restore back to use. Specifically, by installing insulated windows, underfloor heating, new elevator and more.

In the historical city centre of Prague, there are a very small number of real estate projects that deal with the complete reconstruction of historic houses. This is due to the limited number of vacant houses on the market and their constantly rising prices. In addition, the preparation and implementation of the reconstruction in the centre of Prague is very time-consuming, financially and administratively demanding. The Římská 20 is located in an attractive location of the city and offers a combination of small apartments, terraces, gardens, garages and practical cellars. Therefore, we are not surprised that the Římská 20 project won the nationwide competition award in real estate.
We are located in the very heart of Prague's Vinohrady and we are five minutes away from the National Museum and at the same time five minutes from Míru Square. In a quiet, one-way street near the Czech Radio building stands the inconspicuous, apartment house Římská 20, built in a functionalist style. There are hundreds of similar buildings in this locality that on a quick view the buildings do not differ from one another. However, in the case of the Římská 20 house, we believe that we managed to design and implement a unique reconstruction. Originally an apartment building which then served as an office building for the last few decades. Now, the reconstruction managed to return the building to its original purpose. The exceptional layout of the house made it possible to create housing that includes terraces, front gardens and greenery right in the city centre. If you have any hesitations about living in the city centre from the point of view of problematic parking, then know that there are several separate and generous garages available directly in the house. Other garage spaces can be found in the former yard. Another practical element are the spacious cellars which are located in the basement of the apartment building. The basement, as well as the individual floors, can be reached by a spacious staircase or a lift. In addition, the elevator is barrier-free, and it’s exits are directly on each individual floor without the need to overcome the connecting stairs, as is the case with most reconstructed apartment buildings.
Investing in real estate in locations such as Prague Vinohrady is suitable for conservative value of money. Despite the fact that there may be short-term fluctuations in property prices; though, in long term the prices of these properties are constantly rising. At present time, there are legitimate concerns about a possible impending crisis. However, real estate in the centre of Prague is a sure choice. From past experience, the years 2008-2009 show that even in major crises, real estate prices in attractive locations are falling less than the rest of the market. And surprisingly, the most attractive locations are able to rise in price even in times of crisis. This is due to the withdrawal of capital from suburbs and its concentration in lucrative localities. Homes with similar dispositions such as Římská 20 have a long-term shortage on the market and unfortunately, it cannot be expected that the situation will change in the near future.
